Mollenhour Gross Real Estate looking for businesses to fill a unique, large industrial site in Knox County

The buildings are located in Eastbridge Business Park in Mascot, about 15 miles from downtown Knoxville.

In a region where heavy industrial real estate is scarce, Mollenhour Gross Real Estate has secured a unique opportunity. The Knoxville-based firm, founded by Jordan Mollenhour and Dustin Gross, recently acquired two substantial buildings in the Eastbridge Business Park: a 436,000-square-foot heavy industrial facility and a 20,000-square-foot warehouse.

With limited availability of large-scale industrial sites in the Knoxville market, the acquisition is drawing attention. It not only enhances Mollenhour Gross Real Estate’s portfolio but also presents a chance for local economic development leaders to recruit new businesses or support the expansion of existing ones across East Tennessee.

Jonathan Edwards, Vice President of Real Estate Operations at Mollenhour Gross Real Estate, said the firm is energized by the potential of the site.

“We’re casting the net as wide as we can,” Edwards said. “We’d welcome manufacturing prospects of all kinds or logistics companies needing warehousing and distribution space. We’d love to engage with any number of end users.”

The property was formerly home to Exedy America, a tier-one automotive supplier. The company made the decision to shut down in 2024 and began socializing their intent to sell the property during the summer. They ceased operations in October 2024, after going under contract with Mollenhour Gross Real Estate. 

Mollenhour Gross Real Estate had identified the site as a strategic interest as far back as 2023, and the team moved quickly to acquire it once it became available, viewing it as a strong equity investment.

After months of negotiations, the Knoxville-based real estate firm closed the deal.

Now, the firm’s focus has shifted to identifying the right tenant—or tenants—for the expansive space. The firm is open to flexible configurations: depending on the tenants’ needs, it could serve one large user or be divided into three separate spaces.

Mollenhour Gross Real Estate has already begun conversations with the Tennessee Department of Economic and Community Development (TNECD) and the Knoxville Chamber to market the site to prospective employers.

“When Exedy closed, East Tennesseans lost jobs,” Edwards said. “We want to bring those jobs back to Knox County—and we’re eager to be part of that solution.”
